All construction schemes in the UK must apply for and obtain approval under the Building Regulations
A common misconception is that once planning permission has been granted building work can commence. In fact, this is often not the case because every construction scheme in the UK must also apply for and obtain Building Regulations approval.
EDS produces high-quality, detailed technical Building Regulations drawings for the approval process which are submitted to the local Building Control Officers for review. Once approved, these drawings are then used for your chosen builder to construct your project.
When construction begins, the Building Control Officers will attend site at various stages of the build to ensure that the construction complies with the Approved set of Building Regulations documents. This is to ensure a safe, long-lasting, efficient and structurally-sound building.
What are Building Regulations?
Building Regulations promote high standards for construction and energy efficiency of buildings.
It considers all types of people, including those with disabilities by requiring easy access in and around buildings.
These regulations have been approved by the Secretary of State for the purpose of providing practical guidance with respect to the requirements of Schedule 1 and Schedule 7 of the Building Regulations 2010. These documents can be obtained from the Planning Portal.
Once the building regulations are approved by the local council’s Building Control department, the building works can be carried out.
